Specifications:

Soil Conditions: Predominant soil type - sand, with lean clay and silty sand overlying the sand; soils support loading of up to 3,000 pounds per square foot.
Interior Roads: Heavy industrial. 45 degree turning radius at intersections.
Electricity: Xcel Energy. 13.8 KV under ground distribution feeder off a 65 KVA double circuit main. Sioux Valley Energy provides service to Park VII.
Natural Gas: MidAmerican Energy. 6" pressure main and 2" laterals.
Water: Municipal. 20" main lines and 10" & 20" laterals. Static pressure - 75 pounds per square inch. Hydrant low - 28,000 gallons per minute. Residual pressure - 64 pounds per square inch.
Sewer: Municipal. Sanitary - 20" main with 8" & 10" laterals. Laterals can be expanded as needed. Storm - Parks I-V have storm sewer systems throughout. Development continues on Parks VII and VIII.

The Sioux Empire Development Parks, owned and operated by the Sioux Falls Development Foundation, have been designed to provide a quality business environment. Protective covenants have been adopted to develop and protect the productive and pleasant surroundings and to enhance property values.

Corson Development Park
Located on the BNSF mainline, the Corson Development Park offers 120 acres with rail access. Lot size varies from approximately 5 acres to 20+ depending upon the project. Immediate access to I-90 is available with I-29 only nine miles away. The Sioux Falls Regional Airport is within 10 minutes of the site.

The park is within the Brandon city limits and is served by city water and wastewater services. The entire parcel is zoned I-3. Sioux Valley Energy is the electrical service provider and MidAmerican Energy Company provides natural gas.
